London Belgravia Brokers assisted in arranging latent defects insurance for the £13million residential renovation of the Grade II listed Great Glen Hall hospital.
Robertson Homes is meticulously restoring the former hospital buildings to create a range of one, two and three-bedroom apartments plus two and three – bedroom townhouses and terraced homes within the attractive, mature grounds.
The development offers the perfect blend of contemporary and traditional, with luxury finishes and SMEG appliances. Wonderful original features such as turrets, a tower and traditional slate roofing have been restored to ensure the character of the attractive solid stone building is retained for its new residents.
When one of the most recognisable names in the market was unwilling to quote on the conversion project, the award-winning Scottish developer reached out to LBB.
Latent defects insurance expert Ellie Farrell was appointed mid-way through the scheme to put the retrospective structural defects insurance in place and protect the properties by supplying a 10-year warranty certification for people buying the homes.
When the scheme completes in October 2021, the latent defects insurance cover will take effect and will be passed on to the tenants or owners of the houses.
Ellie Farrell, Senior Broker said “Our solution of arranging the policy retrospectively allowed plans for The Great Glen Hall to progress with the assurance of a warranty for the potential purchasing residents. The conversion of the grade II listed building meant they had a lot of restrictions placed on the build. However, we were able to take these into consideration and find a speedy and suitable warranty solution that fitted our client’s specific requirements. Our flexible approach meant that we could offer them a product that ticked all the boxes for them and pass this benefit on to their buyers. ”
