From left to right, the event was attended by: Anthony Byrne, Project Director (Berkeley Group); Richard Vincent, Construction Director (Berkeley Group); Nick Bliss, Technical Director (Berkeley Group); Alex Lyons, Commercial Director (LBB); John Picton, Managing Director (Thomas Miller); Rachel Bryant, Account Director (LBB); and Maddie Philips, Account Executive (LBB).
On 17 September, LBB and Thomas Miller invited the on-site team at Bath Gasworks, now delivered as One Waterside, to lunch on site. The get-together was our way of thanking the wider project team and marking continued progress on one of the West Country’s largest regeneration schemes.
As structural warranty specialist and new homes warranties provider on the project respectively, LBB and Thomas Miller wanted to recognise the people making the scheme happen, from Berkeley’s on-site construction team through to the consultants behind the placement, and to celebrate the partnership that continues to underpin it.
A site with history
For decades, the former gasworks on Windsor Bridge Road sat derelict behind a fence, a dormant brownfield site on the edge of Bath’s Western Riverside. St William, part of the Berkeley Group, is transforming it into a new riverside community delivering 662 homes and commercial units across a six-storey scheme designed to complement the city’s UNESCO World Heritage setting. Landscaped parks, a riverside promenade and a new cycle hub all form part of the plan, alongside significant biodiversity gains and low-carbon design.
The placement behind the project
As covered in our earlier case study on the scheme, LBB secured warranty cover for the development with Thomas Miller, chosen for its comprehensive protection, competitive pricing and strong track record on large-scale, mixed-use schemes. One Waterside marks the second significant project placed with LBB and Thomas Miller through this region of Berkeley, continuing a partnership built on performance and results.
Led by Rachel Bryant, Account Director at LBB, the team presented all aspects of the risk clearly and strategically, a factor that proved crucial in securing favourable terms for a project of this size and technical complexity.
Looking ahead
With homes at One Waterside already on sale and construction continuing towards a planned 2035 completion, the scheme remains one of the standout regeneration stories LBB is proud to support.
