LBB and Berkeley Homes partner to bring iconic regeneration project to life
Protecting developments today. Powering the communities of tomorrow.

Project Overview
Developer: St William (Berkeley Group)
Contractor: Berkeley Homes Oxford and Chiltern
Architect: Habitatis
LBB Consultant: Rachel Bryant

A major regeneration project is underway in Bath, where St William, part of the Berkeley Group, is transforming the city’s former gasworks site into a thriving new riverside community.
The Bath Gasworks development, set to complete in 2029, will deliver 662 new units, comprised of apartments and commercial units, public open spaces, and sustainable transport links.
The six-storey scheme will play a key role in Bath’s ongoing urban regeneration, revitalising a long-vacant brownfield site while complementing the city’s rich architectural heritage.
Reviving a Historic Site
Located within Bath’s Western Riverside area, the former gasworks has been dormant for decades. St William’s vision will transform the site into a vibrant, mixed-use neighbourhood featuring landscaped parks, a riverside promenade, and a new cycle hub—all designed to meet high environmental standards.
The development also contributes to the city’s wider sustainability goals, with plans for significant biodiversity gains and low-carbon design features that align with Bath’s UNESCO World Heritage context.
Trusted Expertise and Strong Partnerships
The scheme marks the second significant project placed with LBB and BLP Insurance through this region of Berkeley, continuing a trusted partnership built on performance and results.
Led by Rachel Bryant, Principal Consultant at LBB, the team secured warranty cover with BLP Insurance, chosen for its comprehensive protection and competitive pricing, as well as its strong track record on large-scale, mixed-use schemes.
LBB’s involvement ensured that all aspects of the risk were presented clearly and strategically—a crucial factor in securing favourable terms for a project of this size and complexity.
“The Bath Gasworks regeneration demonstrates how strong relationships and detailed understanding of the developer’s needs can deliver tangible value. By working closely with BLP and Berkeley, we achieved robust cover at excellent value for a technically demanding site.”
