LBB secures cost-saving structural warranty solution for Berkeley Homes’ riverside development in Reading

 LBB has successfully arranged a 10-year new homes structural warranty as well as 12-year social housing cover for Berkeley Homes (Western) Ltd on its landmark mixed-use riverside development in Reading, achieving significant cost savings and enhanced protection for the developer.

The project, set to complete in 2028, will transform the former SSE site into 209 new apartments across seven buildings, ranging from one to 11 storeys. The scheme includes a new riverside walk, café, and pedestrian and cycle links, with 30% of the homes delivered as affordable Rent-to-Buy properties in partnership with Metropolitan Thames Valley Housing.

Working with warranty provider BLP, backed by Aviva, LBB was able to deliver a warranty solution that provides:

• £300,000 saving compared to a competitor quote.

• Full reinstatement value cover, ensuring the development is comprehensively insured from the outset.

• Index-linked protection, meaning the cover grows in line with rising property values year on year.

• Global recognition and security, thanks to Aviva’s trusted brand and significant market capacity – reassuring both UK buyers and overseas investors.

The scheme features a mix of one to four-bedroom apartments designed by Symmetry Architects (James Framton), inspired by the heritage of the site’s former power station.
