LBB secures A-rated cover for mixed-use project in Oxted

LBB was proud to support an exciting new build-to-rent mixed-use development, combining 12 residential apartments with 6 commercial units. The project represents a thoughtful approach to local regeneration, creating quality homes and flexible commercial space within a well-connected Surrey town.
With a build cost of £5 million, the scheme posed a particular challenge for warranty providers. Mixed-use developments often face limited appetite and less attractive terms in the market—a situation that called for careful positioning and expert negotiation.
The developer had an existing relationship with an insurer, of which one of its underwriters had recently exited the LDI market. LBB stepped in to offer strategic guidance, presenting potential implications and outlining stronger alternatives.
At the same time, the Project Manager had secured an initial quotation from an A-Rated insurer, which was competitive on price. However, LBB identified a more comprehensive and strategic option—a combined build control and warranty package through ICW, bringing all services under one roof and offering significant operational value.
Thanks to LBB’s long standing relationship with ICW and the skill with which the risk was presented, the team procured a warranty policy priced well under 1% of the sum insured. This sits well below the typical market rate for A-rated cover, with an arranged payment plan to support cash flow through the project’s delivery.
The case was led by LBB Consultant Jasper Hayes, whose understanding of both the market dynamics and client priorities proved pivotal. By leveraging LBB’s broker status and longstanding insurer relationships, Jasper was able to deliver a superior outcome on both price and structure.
